DUTIES AND RESPONSIBILITIES:

 

  1. Will support and comply with the Rock Point Community School philosophy, mission, and vision statement.
  1. Will have four (4) hours Prevention of Sexual Harassment training annually.
  2. Will have two (2) hours of SCAN procedures and reporting annually.
  3. Be in compliance and maintain confidentiality according to FERPA (Family Educational Rights & Privacy Act).
  4. Daily supervision of all FM & QM workers, Transportation, maintenance/boiler, custodial workers, and security officers. Approves leave requests.
  5. Must be computer literate.
  6. Maintains day-to-day operations, service calls, emergency calls, and preventive maintenance (PM) programs, assigns workers accordingly per work tickets. Develops weekly/monthly work schedules.
  7. Monitors utility operations, heating and ventilation units, fuel measurement, water well, gas operated boilers, sewer/lagoon, mechanical lift station and refuge disposal.
  8. Follows up on work orders for completion and to ensure adherence to safety. Monitors overall projects for quality of work and submits for encoding in School Dude work ticket module.
  9. Ensures that supplies and equipment for FM, QM and janitorial operations are inventoried and accounted for. Keeps tight inventory control.
  10. Assists with periodic surveillance inspections and regular safety inspections and does an annual safety abatement plan.
  11. Coordinates with NTUA lab. Performs monthly water sample test to stay in compliance with Safe Drinking Water Act.  Controls with chlorine in water storage tank required by EPA.
  12. Is familiar with electrical trouble-shooting, electrical circuitry controls, different types and sizes of electrical motors dealing with different variation of voltages and types of phases, motor protection, over-load devices, etc.
  13. Is Boiler certified and performs minor heating mechanic, trouble-shooting of complete circuiting controls, starting main programmer station through each safety devices, flames scanner, low water cut-off, low and high pressure switches, high limit manual reset switch, exhaust and intake draft control switch and relay switches for different functions.
  14. Coordinates with Agency and to prioritize MI&R and QI&R projects for future funding. Submits requests for QI&R and MI&R funds.
  15. Develops and monitors FM & QM budgets.
  16. Must perform periodic staff meetings and staff trainings.
  17. Ensures that FMIS is updated on inventory to include buildings, rooms, towers and grounds.
  18. Develops and creates backlog items for MI&R and QI&R project funding.
  19. Does periodic visual inspection of buildings, site and grounds.
  20. Performs Annual Spring/Fall housing inspections with Quarter Maintenance department.
  21. Oversees the local volunteer fire fighter’s department. They must be trained, certified and equipped with proper PPE.  Conducts emergency drills on a monthly basis.
  22. Conducts annual employee evaluations for all FM & QM maintenance workers, custodial workers and security officers.
  23. Establish housing policy and facilitates monthly Housing Committee meetings
  24. Follows established Procurement Policy.
  25. Recommends to the Chief Executive Officer the sale or disposal of property no longer required by the school and delegate the proper execution of such sale or disposal through staff and legal advisors.
  26. Establishes, maintains, and supports positive and effective working relationships with all colleagues, departments, outside agencies, and stakeholders including online communication, such as the usage of social media.
  27. Performs other duties as assigned.

 

QUALIFICATIONS

 

  1. Must have AA or AAS degree and/ or related education and apprentice, equivalent experience in building construction, maintenance and repair to a total of two years. Education includes technical training in the field related to maintenance.
  2. Have 3 or more years of supervisory knowledge in facility maintenance and/or certified in welding, plumbing, electric, HVAC, gas lines, and PM schedule.
  3. Must have 3 continuous years of employment with previous employer.
  4. Must have knowledge in security supervision.
  5. Must have MAXIMO system training.
  6. Must have knowledge of managing School Dude
  7. Must have an annual Physical Exam.
  8. Be able to interpret blueprints for water lines, electrical, etc.
  9. Certification in water treatment, distribution, and protection; familiar with Navajo Nation Safe Drinking Water Act.
  10. Certification in AHERA/Asbestos.
  11. Boiler & Pressure Operations and Maintenance Certification, which would include boiler troubleshooting.
  12. First Responder Certification.
  13. Knowledgeable in SDS Operation.
  14. Ability to perform labor intensive work.
  15. Conducts duties and responsibilities in accordance with the RPCS Policy and Procedures, and other reporting policies and procedures of the tribe, state, and federal government.
  16. Must have minimal knowledge of Dine language, culture, history, traditions, and its people for compliance in all aspects of educational programs.
  17. Have current CPR & 1st Aide Certification and basic safety training.
  18. Must have valid government issued driver’s license or identification card.
  19. Must have Federal, Arizona, and Navajo Nation background clearance.
  20. Must have a credit check.
